AMO RESIDENCE by UOL At Ang Mo Kio Avenue 1 GLS awarded to UOL-led group for S$381.4m

The Urban Redevelopment Authority (URA) has awarded GLS tender for Ang Mo Kio Avenue 1 to United Venture Development (UVD). United Venture Development (2021) is a 60:20:20 joint venture between UOL Group, Singapore Land Group and Kheng Leong Company. The developer had submitted the highest bid of  S$381.4 million, translating to S$1,118 psf ppr or $12,031 sqm of GFA.

The site sits on a plot area of 12,679 sqm opposite the Bishan-Ang Mo Kio Park. It is located off Ang Mo Kio Avenue 1 in District 20 of Singapore.

The GLS tender drew a total of 15 bids, including offers from Far East Organization, Sino Group and Sekisui House.

UOL led group winning bid was 6.3% higher than the second-highest bid of of S$358.89 million from Titus Residential SG, a tie-up between City Developments and MCL Land.

UOL expects the site to yield about 370 residential units up to 25 Storey high.

The Land Parcel is adjacent to the public housing estate of Kebun Baru and the landed housing estate of Shangri-La Park. It is also located within 400m of Mayflower MRT station along the Thomson-East Coast Line, with convenient transfer to the Cross-Island Line via the nearby Bright Hill interchange station. This provides future residents with good connectivity to Woodlands Regional Centre, the Central Business District and the East Coast Region

The Land Parcel will also be well connected to major arterial roads and expressways such as the upcoming North-South Corridor (NSC), and is within easy access to recreational and educational facilities such as the Bishan-Ang Mo Kio Park, Windsor Nature Park, Mayflower Secondary School and Eunoia Junior College.

  • The North-South Expressway(NSE), expected to complete around 2027. This will shorten travel times between the city and Ang Mo Kio, as well as northern parts of Singapore

    Travel time between Pasir Ris and Ang Mo Kio is  expected to be reduced to 25 minutes from the current one hour. With the new Cross Island Line station, commuters can also expect to save 70 minutes of travel time from Ang Mo Kio to Aviation Park, bringing it down to 35 minutes, according to LTA.

    The North-South Corridor (NSC) will be a Transit Priority Corridor, featuring dedicated bus lanes, cycling trunk routes and pedestrian paths, to serve public bus commuters, active mobility users and pedestrians. Expected to complete in 2027, it will directly connect the Northern region and the city centre.

    With dedicated and continuous bus lanes coupled with bus priority signals, bus commuters will be expected to save an average of 10 to 15 minutes of travel time.

    Active mobility users and pedestrians will also benefit from NSC, through the cycling trunk routes and pedestrian paths. These will link with the Park Connector Network and local cycling paths within HDB towns along the entire corridor, enhancing connectivity for active mobility users and pedestrians.

    AMO RESIDENCE, being close to the Central Catchment area is blessed with a vast span of nature reserves and parks.
